A total of 10,075 homes were sold in Illinois during March, which represents a 3.1% uptick from the 9,774 sold one year earlier.
According to data from Illinois Realtors, the 17,099 homes available for sale statewide last month were 7.7% less than the 18,526 homes available in March 2025. The monthly median price of $315,000 was 6.8% more than $295,000 price recorded one year earlier.
“March saw a modest increase in sales, even as higher borrowing costs and affordability challenges continued to shape buyer activity,” said Jeff Kolbus, president of Illinois Realtors and president and owner of RE/MAX Traders Unlimited in Peoria. “With inventory trending lower, prices maintained their upward momentum.”
In the nine-county Chicago Metro Area, 6,928 homes sold were sold last month, up 3.8% from the March 2025 sales level of 6,672 homes. There were 10,455 homes for sale in the Chicago Metro Area, a 13.1% drop from the 12,034 homes on the market one year earlier. The median price of a home in the Chicago Metro Area of $375,000 was 4.2% greater than $360,000 in March 2025.
The city of Chicago experienced a 4.3% year-over-year decrease in sales in March with 1,766 sales, down from 1,845 one year before. There were 2,981 homes for sale in the city of Chicago, a 28.8% drop from the 4,188 homes on the market in March 2025. The median price of a home in the city of Chicago as $409,200, a 7.7% surge from the $380,000 price recorded one year earlier.
“March’s data highlights the continued impact of limited housing supply in Chicago, even during an active Spring market,” said Lutalo McGee, president of the Chicago Association of Realtors and owner and designated managing broker of Ani Real Estate. “Inventory is down nearly 29%, while prices continue to rise and homes are selling faster, showing that buyer demand remains strong. While uncertainty in the broader economy is causing some hesitation, this is still a strong opportunity for sellers to enter the market, as motivated buyers are ready to act when the right home becomes available.”
