Lennar Starts 441-Home Neighborhood at Pennsylvania’s Broadcast District

Lennar has broken ground on 441 planned townhomes and single-family houses in Wyomissing, Pennsylvania, where the builder is tying a sizable residential project to a new retail district in Berks County.

The company announced construction’s start October 8 at Broadcast District. Development partners Concordia Group and SJC Ventures are involved in the broader mixed-use project, which includes a planned 120,000-square-foot shopping center anchored by Whole Foods Market. Sephora and Shake Shack are among the named retail tenants.

Lennar plans five home collections with eight floor plans ranging from approximately 1,200 to 4,700 square feet. Sales are expected to start this winter, with prices beginning in the $300,000s. Six decorated models are planned: five townhouses and one single-family house.

Those prices are opening targets, not a commitment that every floor plan will be available at the entry level. The builder has not disclosed how many of the 441 homes will be priced near the low end or provided a schedule for completing the entire neighborhood.

Plans also call for a one-mile walking trail, a dog park, outdoor exercise areas and shared green space. The site has access to Routes 422 and 222 and lies within the Wilson School District. Whether the development functions as a walkable neighborhood will depend in part on how quickly the retail and residential components are delivered.

The groundbreaking comes as builders contend with a difficult sales environment. WRE previously reported Lennar’s falling profit and reduced home-delivery forecast. A single new community does not offset those companywide pressures, but it illustrates the builder’s continued investment in selected local markets.

For buyers, mortgage rates remain an immediate affordability constraint. Freddie Mac’s latest weekly survey put the 30-year average at 7.40%. Even at a starting price in the $300,000s, financing costs, property taxes and insurance will shape the monthly payment.

Construction is underway, but home sales have not yet begun. The winter sales launch, model-home opening and eventual delivery schedule will show how the announced 441-home plan progresses from groundbreaking to occupied housing.
